President’s Message (continued)

They have brought some fresh new ideas to our property, have kept it well maintained, and did a great job implementing the initial phases of the interior updates. Our thanks go to their full team, both onsite and at their Home Office nearby in Carlsbad.

The next phase of our interior update will be new window coverings for all units in January of 2019. We will also begin a piping replacement project in January that will take 4-5 years to complete. Our 35-year-old pipes are beginning to fail and need replacing.

During the coming year your Board will begin the design and planning process for updating the kitchens and bathrooms. Due to the costs involved, we will need to build our reserves over a number of years before beginning. More details will be communicated, including timing, over the next 12 months.

For those interested in beach breaks, our electronic system can now text message openings as they become available. If you are interested and aren’t on the list, contact the office to add your number. I can personally attest that the system works great.

I want to thank the Owners who worked earlier this year to provide input on our reservation process. There were many suggestions related to improved communication and better clarification of Owner requests. Grand Pacific has begun working on the list with some of the items being incorporated this year. Keep an eye out in mid-November for the Reservation Packets. (We addressed the suggestion to send them earlier)

We are beginning to use more online and electronic communication methods to provide timely and cost-effective updates. Please be sure we have your correct email address and set any mail blocking to allow @gpresorts.com to pass through.

One example of this online capability is our new electronic voting process contained in this packet. This year you may either vote online or mail in your ballot the old fashioned way. Please take this opportunity to vote for the candidates you believe will do the best job for Wave Crest. Although we will continue to keep printed and mail methods in place, we hope you will find online voting convenient and quick.

As a result of some foreclosures over the last few years, your Association has a small number of Surf studios that are available. Before offering to the public, we want to give Owners the opportunity to bid on them at a discounted price. Watch for an email soon describing the process.

You may also be interested in our upcoming “garage sale” of the artwork that was replaced in our units. For some it may have sentimental value and others may just like to have a piece of Wave Crest in their home. Details will be published soon on how you can get a piece of Wave Crest to hang on your wall at a bargain price.

Your Board has also been working on another update to our CC&Rs to ensure the focus of Wave Crest remains a vacation property for Owners. Watch in the coming months for detailed information with a ballot to approve the changes.

I want to take this opportunity to thank our current Board Members; Scott Gray, Bob Brosius, Jean DeVaney and Trish Krussee for all their time and hard work this past year. Overseeing Wave Crest is a team effort by your Board who gives of their time to help ensure we all have a great place to vacation each year.
