Grand Pacific Resorts along with PD&A, a local designer based in San Clemente, prepared a phased plan. Your Board of Directors has participated in numerous extra meetings with GPR and PD&A over the last six months to finalize the concept, ensuring we maintained our historical beach cottage feel. We took into account the Owner feedback on the model and reviewed a multi-year plan to complete the work while minimizing any increase in assessments.

I want to thank your Board: Trish Krusee, Jean DeVaney, Bob Brosius and Scott Gray for all their extra time and effort on behalf of the Owners to make this happen. Hats off to GPR and PD&A for their work with the Board and making this a top priority. It is long overdue and the combined teamwork of the Board and your property manager made it happen.

I am pleased to share with you that on August 17, 2016, your Board of Directors held a special meeting and approved the first phase of the interior refurbishment plan.

The items you can look forward to seeing in this first phase include:

• Replacement of Appliances (Refrigerator, Microwave, Oven, Dishwasher)
• Replacement of all living room furniture including sofa, chairs, tables and lamps
• Replacement of dining tables, chairs and bar stools
• Replacement of ceiling fans

This phase of refurbishment for all units is scheduled to take place from December 2016 – February 2017. This is only the first phase and I look forward to sharing more information as we move ahead with future plans.

In addition to all the work to prepare for the interior update, this has been a busy year for your Board and our new property manager. Check out the Board update in this newsletter to see all that the Board has accomplished on your behalf. It’s hard to believe it’s only been one year since GPR arrived, so be sure not to miss the article by Racheal Shake-Giannecchini, our on-site manager, describing the infrastructure improvements already (or soon to be) completed. These upgrades along with the addition of beach equipment, bikes and fun evening events have had a positive impact on the quality for all of us Owners.
